Design-Build Process
Single Source Responsibility
Under the design-build process, the Owner contracts with one company for all services-CMC. This limits the risk and liability to our customers by allowing a single point of contact for the entire design construction process.
Accelerated Schedules
Under the design-build process all activities are coordinated to achieve the quickest possible schedule for the customer. Overlapping design and construction activities assures the shortest possible overall duration. Typically, site development work will begin long before a vertical building permit is needed.
Improved Coordination
Allowing all services to be coordinated by one company - CMC - assures that design documents are reviewed and construction practices follow the intent of the design. This not only assures quality design, but superior construction and practices.
Value Engineering
CMC understands that design controls costs. The best opportunity to save money is during the design process, not during the construction. During design, CMC facilitates meetings between management, designers, project manager’s, estimators and superintendents. These meetings allow value engineering suggestions to be made throughout the design saving our customers valuable time and money.
Cost Control
CMC provides superior cost control measures with a "state-of-the-art" computer program. CMC utilizes "Prolog" which tracks expenditures through a daily, weekly and monthly monitoring process. All CMC project managers are trained to track costs continually throughout the life of a project, letting customers know current and future cash flow projections.
Competitive Subcontractor Bidding
CMC’s guaranteed maximum price contract methodology works in an “open book” policy. Typically, this allows the owner to review three or more subcontractor bids and chose the contractor of choice. This process allows customers the benefit of knowing that the costs comprising the project are market driven and most competitive.
